Job Title: Construction Project Manager
Location: Tallahassee, FL 32304
Duration: 12 Months


Job Description:
Hybrid (Office/home 30% & work on sites 70%)

Need experience with at least 100 tons per unit size (not a person running twenty 10 ton unit) chilled water, building automation systems, etc – PMs will be 50/50 in office and field.
We need people with large commercial construction experience, no residential or telecom. HVAC large project experience.

Qualifying questions:
Ask tonnage of HVAC they've installed? 80+ ton unit minimum
Difference between air cool chiller and centrifical?
Potential to convert based on performance and head count approval
Vehicle: Yes, a vehicle will be provided. We will need the MVR.

Type of project: Retrofit of existing HVAC equipment in commercial buildings, public buildings, schools, etc.

The Construction Project Manager is responsible for project financials, administration, implementation, management, and customer satisfaction for all assigned projects.
They lead the project team through all facets of the project and is the established point of contact for stakeholders.
The Construction Project Manager manages a portfolio of projects that could contain both smaller and larger multi- building or complex construction projects.
Construction Project Manager is knowledgeable on current job market and pricing strategies and has the ability to support sales functions with developing scope.

Type of projects:
Commercial retrofit air conditioning systems, HVAC (schools, commercial buildings, govt buildings, etc).
This role will be provided a company vehicle.

Responsibilities:
Maintain customer satisfaction by investigating concerns, implementing corrective action, and developing communication plans with both internal and external stakeholders to provide timely project updates
Leads all aspects of project administration including, responsibility for knowledge of and adherence to contract penalty clauses and / or liquidated damages, analyzing reporting to identify project deficiencies and provides guidance on corrective actions, managing projects to business compliance, project documentation, safety guidelines, and maneuvering through governing agencies requirements including the state, city, county, federal and local level
Financially manages all aspects of projects including cash flow, monthly forecasted cost / revenue, forecasted cost at completion, monitoring expenses, collections support, applied cost, and oversees preparation and communications for monthly backlog review with leaders.
Validate project scope, cost, schedule by reviewing contract documents, holding internal meetings and establishing customer expectations, and identify risks and developing mitigation plans
Utilizes properly qualified subcontractors, oversees subcontractor RFQ process, awards subcontracts, manages subcontractor execution, and collaborates with subcontractors to establish communication guidelines for project progress, project meetings, billing expectations and project safety.
Create and maintain project schedules utilizing tasks, dependencies, milestones

MUST HAVE
MS Project experience for project tracking & scheduling
Minimum of 5 years of commercial project management experience
High School diploma
Excellent communication skills (verbal & written)
Proficient with MS Office Suite – Intermediate, Outlook, etc.
Must possess a valid driver’s license for a minimum of 12 months, with no major or frequent traffic violations including, but not limited to:
DUI, Hit & Run, License Suspension, Reckless / Careless Driving or multiple smaller infractions or preventable collisions in the previous 3 years.

NICE TO HAVE
Electrical, Mechanical Engineering or Construction Project Management Degree
OSHA 30 certification – a strong asset – If required, client will facilitate
HVAC Knowledge
