[Project Manager] High End Residential Construction Project Manager

I have a Direct Hire position with a well-established high-end residential General Contractor based in Marin County, seeking experienced, professional Project Manager.
Salary: based on experience

Must have thorough knowledge of ALL phases of residential construction & experience in running high-end multi-million dollar projects both remodels & new construction.

Job Duties: include the following, others may be assigned:
**Establish with management production and quality control standards.
**Develop and implement budget and cost controls.
**Report weekly to president on job cost, schedule, vendor, and client relationships for each job.
**Provide direct project management training to subordinates and suggest ways to improve their skills.
**Plan and direct production activities and priorities in keeping with efficient operations and cost constraints.
**Negotiate and administer subcontracts after receiving multiple bids.
**Negotiate prime change orders and their pricing with owners.
**Negotiate subcontract change orders and their cost with vendors and subcontractors.
**Meet with and facilitate client / architect communications.
**Keep written notes of all job meetings and phone conversations.
**Post all job documentation and correspondence in the appropriate segment of the job binder.
**Coordinate production activities with procurement, maintenance, and quality control for best efficiency.
**Prepare CPM schedules of planned work activities.
**Weekly client meetings.
**Subcontract buyout.
**Check job sites for safety, safety meetings, and meeting records.
**Schedule inspections for smaller jobs.
**Schedule subcontractors and materials with Carpenter-Foremen and Junior Superintendents.
**Interface with Contract Administrator.

Required Skills:
**Ability to read, analyze, and interpret technical writing.
**Ability to write reports, business correspondence, and procedure manuals.
**Technically competent with various software programs, such as Word, Excel, email, scanning.
**Ability to work with mathematical concepts of statistical inference, probability, geometry, and trigonometry.
**Ability to define problems, collect data, establish facts, draw conclusions, and negotiate solutions.
**Ability to interpret technical information in mathematical or diagram form and deal with abstract variables.
**Previous field experience.

Employee Provides:
Valid and clean California drivers license with no restrictions
