Job Title: Senior Cost Manager
Location: Atlanta, GA

The Senior Cost Manager serves as the client’s main contact for providing cost management services including capital planning, procurement management, invoice validation, cost forecasting and reporting, change management, close out administration and value engineering. This position is integral to support Corporate Real Estate clients during the planning and execution of capital projects. Based out of our Atlanta office, the position will report to a Senior Director.

Description:
Supports budgeting tasks, including cost benchmarking, and estimating.
Works closely with our estimators to ensure quality estimates are provided to clients.
Attends project meetings to monitor and report on commercial aspects related to design, procurement, and construction.
Facilitates cost management with design consultants and general contractors.
Reviews and processes pay applications.
Reviews and issues cost reports conforming to the client’s requirements.
Reviews the cash flow and issues, with the cost report, to the client’s finance/capital projects team.
Reviews all change orders in accordance with the client’s approval process.
Ensures all invoices are being processed by the cost team.
Provides procurement services for the client where applicable for construction and engineering services, including preparing RFP, and bid analysis.
Where applicable, overviews and reports to the client on contractor buyout of subcontract bid packages.
Conducts the bi-weekly cost meetings to review procurement status and change order status with the contractors and engineering teams.
Provides cost information on value engineering analysis.
Reviews the contractors close out administration and ensures that they meet their contractual requirements.
With minimal supervision and where necessary, assists the client with any cost information relating to legal issues due to non-performance by the contractors or engineering services and mechanical liens etc.
Supports business development by providing technical support to proposals and presentations.
Performs such other duties as the Supervisor may from time to time deem necessary.
Work involves complex or novel assignments requiring diversified knowledge of principles and practices in broad areas of assignments.
Work requires the use of advanced techniques and the modification and extension of theories, precepts, and practices.
Consistently exercises own judgment.
Supervision and guidance relate largely to overall objectives, critical issues, new concepts, and policy matters.
Consults with supervisor concerning unusual problems and developments.
Supervises, gives work direction to, and/or reviews the work of junior technical staff and/or others who assist in specific assignments.

Qualifications:
Bachelor’s degree in Construction, Quantity Surveying, or a related field, plus seven years relevant experience.
Must have experience on commercial projects, such as corporate real estate, interiors construction, hospitality, retail, arts, and leisure, etc.
Must have an understanding of Administration of Construction Contracts – for liens, AIA contracts, etc.
Must thoroughly understand and utilize Information Technology in the performance of work including Internet, Intranet, Microsoft Windows OS, Adobe Acrobat, Microsoft Office Suite and Microsoft Project.
Must be highly articulate, have clear and logical approach to problem solving, and strong choice-making abilities. Must have excellent communication and presentation skills.
Preferably is a member of RICS or AACE or another relevant professional body.
