Title: Operations & Maintenance (O&M) Technician

Position Type: Direct Hire

Location: Brook Park, OH 

Reports to: Maintenance Manager

Status: Non-Exempt

Job Summary: 

PIC Group has an outstanding opportunity for an experienced Operations & Maintenance (O&M) Technician in the Cleveland, OH area.  The Operations & Maintenance (O&M) Technician will be responsible for the safe, reliable, and efficient operation of the chiller plant and associated equipment, AHUs (Air Houses), and cooling units on internal machinery.
 
Essential Duties and Responsibilities:

•    Perform all station shift operation and maintenance, including startup and shutdown of main plant components and auxiliaries.
•    Perform operations in accordance with established SOPs and job safety standards.
•    Respond to abnormalities and take corrective actions consistent with established operating procedures and good engineering practices.
•    Conduct routine tours of the plant to inspect equipment; provide feedback to management and other employees.
•    Complies with all site safety requirements and procedures.
•    Identifies and reports all safety hazards and takes corrective actions as necessary.
•    Maintains accuracy of shift operating logs, records, time sheets, work orders and other administrative documents related to plant operations.
•    Checks daily consumption rates of chemicals, water, and other consumables; initiates action to replenish when needed.
•    Performs plant switching and tagging of equipment in accordance with approved procedures as well as prudent operations and maintenance practices.
•    Performs mechanical inspections, troubleshooting, and maintenance tasks under direction of Management or Lead O&M Technician.
•    Investigates plant problems, incidents and accidents, and provides analyses, recommendations, reports, and appropriate follow-up plans.
•    Reads and records gauges and meters and performs routine operational tests and adjustments on all power plant systems and components as required.
•    Conduct Contractor / Visitor Safety Orientations in accordance with Company Policy.
•    Facilitate pre-job briefs with staff/contractors to ensure worker safety and client policies and procedures are followed.
•    Actively participate on the site safety team committee.
•    Develop and implement operations and maintenance related procedures.
•    Performs and maintains housekeeping standards and duties.
•    Performs routine preventive and predictive maintenance on all systems and equipment; supports corrective maintenance efforts on selected equipment when properly trained, observed by the Lead O&M Technician or supervised by Management.
•    Becomes Subject Matter Expert or system representative on assigned systems.
•    Communicates with other company personnel on-site and at other locations. 
•    Represents the company in dealing with the public, customers, vendors, contractors, regulators, and other non-company personnel under the direction of Management.
•    Proactively assist other team members; work with all departments to support the operation in achieving its goals.
•    Willingness to work scheduled and unscheduled overtime and respond to off-hour call-ins when contacted.

Job Requirements:

•    Ability to complete site specific written qualification program.
•    Prior working experience in chiller plant safety, policies, and procedures, especially in areas such as chemical handling, high energy systems, confined spaces, incipient fire suppression, first aid, rotating machinery, and heavy equipment.
•    Knowledge of and ability to understand fundamental principles related to physics, mathematics, AC & DC electrical theory, heat transfer and fluid flow, thermal dynamics, and chemistry.
•    Demonstrated experience in the following skills: pipefitting, welding, machining, rigging, rotating machine repair, fabrication, machine alignment, basic vibration analysis, and using electrical test equipment.
•    Knowledge of chemistry and chiller plant chemical applications, and the ability to operate valves, switches, controls, keyboards, and other devices.
•    Working knowledge of the use of basic hand tools, portable electric and pneumatic tools, and basic rigging equipment such as winches, hoists and slings.
•    Must be able to locate, troubleshoot, and adjust defects in mechanical equipment and/or maintain, install, modify, and troubleshoot plant electrical systems and equipment.
•    Proficiently communicate effectively verbally and in writing.
•    Proven ability to operate and maintain analytical and test equipment.
•    Must possess a valid state driver's license and be able to maintain it.
•    Must possess basic working knowledge of Microsoft Office applications including: Outlook, Work, Teams, SharePoint, and Excel.
•    Demonstrated work experience with Standard Operating Procedures, Pre-Job Briefs, Job Hazard Analysis, and LOTO is required.
•    Must have professional working knowledge of and experience in the operation and maintenance of Centrifugal Chillers, Water Treatment, Cooling Towers, Air Houses, and Gas fired equipment.
•    Must possess working knowledge and experience removing, adding, trimming, and reclaiming refrigerants from refrigeration equipment.
•    Capable of troubleshooting, testing, repairing, diagnosing, replacing of parts, components, and refrigerant leak repair on equipment cooling units is required.
•    This is a union site; successful applicants will be expected to join the union upon acceptance of a written job offer.  

Physical Requirements:

•    Able to lift objects of up to 50 pounds in weight and carry objects of up to 35 pounds in weight. Occasionally the employee will have to push or pull objects 70 pounds in weight.
•    Vision requirements for this position include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
•    Must be comfortable working on ladders, lifts and heights of greater than 20 feet.
•    Prolonged periods of walking, standing, sitting, kneeling, crouching and climbing.
•    Occasional exposure to outside weather conditions, including wet and/or humid conditions, working near moving mechanical parts and/or machinery. 
•    Occasional exposure to fumes, airborne particulate, and vibration. 
•    The noise level in the work environment is usually moderate but may become loud at the plant site.

Education / Experience:

•    A high school diploma or GED is required. 
•    5+ years of chiller plant experience in operations and maintenance is required.
•    Must possess a valid state driver's license and be able to maintain it.
•    A Universal Refrigeration License is required.
•    Preference will be given to candidates with experience using Maximo.
•    Experience with Leidos HMI controls is preferred, not required.
