Preconstruction Manager

The Preconstruction Manager is directly responsible for the overall management of the preconstruction activities on a construction project. This includes, but not limited to: program management, due diligence, budgeting, lease coordination, and design management.

Job Responsibilities:

Budgeting: Directly responsible to compile conceptual budgets and detailed budgets. Responsible for creating budgets prior to the release of construction documents and update the budget as document development progresses.
Design Team Coordination: Assist with design team selection. Responsible to ensure alignment between the budget and the design as well as reviewing the accuracy of the design.
Scheduling: Responsible for developing and managing a schedule as it relates to preconstruction activities.
Proforma Development: Responsible to set up an initial proforma for a project and update the proforma alongside budget updates.
Lease Reviews: Integral team member in the lease execution process to ensure that the construction scope aligns with budget efforts and the construction documents align with the lease.
Construction Document Review & Coordination: Understands that the accuracy and completeness of the construction documents is directly tied to the success of the project and is willing to provide detailed reviews, lead review sessions, and coordinate the resolution of review comments with all team members. Ultimately, this position is expected to know the documents “inside and out”.
Risk Management: Effectively can foresee risks for the project. Can develop a strategy to address these risks, ensure all project team members are aligned and ultimate implement that plan that was developed.
Relationship Building: Develops lasting relationships with the Owner, design team members, consultants, contractors, subcontractors, vendors, etc. This is done by building trust and confidence with team members and acting with integrity.

Job Requirements

5-10 Years of construction industry experience
Minimum 4 year degree in Construction Management, Civil Engineering or related degree
Renovation/buildout or light industrial experience preferred
Computer skills (MS Office, Procore, Bluebeam, etc.)
Scheduling software
Ability to work on multiple projects at once
Strong communication skills
