This position will be supervising multi-housing unit construction renovation projects.
Reports to: Senior Project Manager and/or Project Manager
FLSA Status: Non-Exempt
Summary of Position:
As a Superintendent you will be assigned to one or more projects (depending upon need and size of projects). You will report to one or more of the following: the Senior Project Manager and/or the Project Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Safety: Report any safety relayed item to PM. Stop subcontract activity until the work is being performed in a safe manner.
Costs: Do not approve any project additional cost
Quality: Ensure the work in place is compliant with Specification and Plans for the project. In absence the plans or Specifications then make sure the installed products meet or exceed industry standards.
Schedule: Know what the schedule is and work with field personnel to make sure it is adhered to. Communicate with subcontractors as necessary.
Take direction from the Senior Project Manager and/or the Project Manager, who are overseeing project(s) to which you are assigned.
Work with subcontractors to:
Help define/clarify scopes of work
Schedule and oversee progress of work
Encourage subcontractors to complete their work quickly and according to specifications
Ensure that subcontractors comply with all OSHA and safety standards
Verify completed work by subcontractors who are submitting invoices.
Track completed work at assigned project(s).
Understand and work on scheduling with Microsoft Project
Communicate with site management as to progress of work and notices.
Join in on draw meetings and weekly site meetings.
Do "hands-on" work at the site as needed or assigned.
Work with suppliers to:
Order needed supplies (using purchase order numbers)
Follow-up on order materials (ordered by PGCC or subcontractors)
Code invoices to be submitted on draws
Ensure that all subcontractors have current insurance certificates
Follow-up on needed items for assigned project(s)
Complete weekly reports and submit to Project Executive by Monday of each week.
Knowledge, Experience and Skill Requirements:
High school graduate; Associates degree or similar educational experience
Experience and Skills:
A minimum of three (3) years in related work
Computer Skills (Scheduling Programs, Microsoft Project)
Demonstrated ability to problem solve
Excellent organizational skills; detailed oriented
Demonstrated ability to manage multiple projects and meet deadlines
Able to manage and coordinate multiple tasks and projects accurately
Ability to quickly and appropriately prioritize conflicting demands
Possesses multi-limb and eye-hand coordination
Able to stand, bend, reach, stoop and lift boxes up to 60 lbs.
Able to work in a pace environment for extended periods of time
Able to sit at desk, working on computer and phones for a full work day
Able to work overtime as needed
Able to travel locally / state / national / international
