Our client is actively seeking a Project Coordinator/Estimator to join their Tri-Valley based team! They are a full service design build firm specializing in residential kitchen remodels, hall and master bath remodels, whole house remodels, outdoor living spaces, accessory dwelling units (ADUs) as well as room additions of any size and type.
The Project Coordinator reports to the General Manager and collaborates with the Sales & Design team and Project Managers to develop accurate and timely estimates and specification and is responsible for the following tasks and activities:
Budget development - discovery budget and detailed budget-request quotes from suppliers and trades
Conduct project site inspections with the design team to record existing conditions and forecast production needs for the budget.
Understand and interpret schematics and drawings
Obtain clarification on designs, plans and specifications from designers, architects and engineers
Schedule and attend job walks with the project manager and the trades.
Assemble trade/supplier bid solicitation packages - follow up with trades and review bids for accuracy and Scope of Work
Maintain trade and supplier relationships
Draft and revise construction agreements prepared for the client based on the approved plan, budget and Scope of Work.
Request and obtain documents required for permit submittal including Title 24 calculations from energy consultant, construction documents from design consultant/draft person and structural plans and calculations from the structural engineer
Develop, deliver and submit the Permit Submittal Package to the appropriate city, agency or association including completing the permit applications required for the project including obtaining permit fees and permit timing for project budget and schedule.
Manage the selections process
Manage the scheduling of and attending all pre-construction meetings (office, clients, & crew). Allow enough time between meetings to review specs and plans and revise if needed.
Complete a final reconciliation of budget vs. actuals for projects and reconcile all outstanding accounts receivable/payable for the project.
Review estimate vs actual and attend and contribute to project autopsy meetings and to make changes, as needed, to estimating databases and processes, based on meeting feedback.
Develop and maintain unit pricing and update annually, or more, if needed.
Skills, Education and Experience: The following lists the minimum or desired skills, education and experience required for the role of Project Coordinator:
Minimum of 3 years of experience in construction and/or construction project administration with the ability to read plans, do take offs, and create material lists.
Proficient in CAD, Microsoft Word and Excel. Proficiency in UDA Construction Suite and Builder Trend a plus.
