Contract / Temp to Direct / Direct Hire: Contract

NEC has an Immediate Need for the following:

Sr. Land Agent (72-091317-1)(6033)

The Land Right of Way Coordinator deals with all aspects of real estate needs and interests. This position will, first hand negotiate and secure legal land agreements (rights-of-way, leases, grants, fee purchases, etc.) between company and affected landowners, whether they are private owners, corporations or government agencies, to permit the construction of facilities related to a multibillion dollar natural gas pipeline project. Consultant will:

- Provide leadership to the land acquisition team of professionals, through coordination of project assignments, and providing direction to Right-of-Way Agents
-Coordinate contract land agents; ensure third party land agents comply with agreements
-Coordinate the investigation of damage claims, assessments of damages and negotiation of settlements
-Coordinate Client’s company-owned property, leasehold or easements rights, working closely with inside and outside legal counsel on questions of drafting, preparation, interpretation of property instruments
-Coordinate sales of client-owned property and requests for easements across client property
-Assist with tracking project land budgets; prepare regular reports on financial progress; monitor costs against budgets; approve third party land agent invoices

Land Agent Duties:
-Perform or oversee title research and investigations for properties client is interested in securing, such as identifying ownership of surface and subsurface real estate interests for affected properties
-Inspect property and utilize public information and comparable real estate information to determine value
-Preparation and submission of applications for various permits, licenses and bonds (road/railroad crossings, driveway permits, building permits, heavy hauling permits, etc.)

General Duties:
-Review legal documents to ensure proper compliance with codes, regulations, and procedures
-Act as liaison between landowner and company
-Meet project deadlines to ensure meeting pipeline in-service target date
-Facilitate and attend various project meetings as a representative of company

-Minimum 5 years’ experience in negotiating and securing legal land agreements such as: right-of-ways, leases, grants, fee purchases, etcetera.
-Minimum two years of significant leadership/supervisory/project management experience.
-Minimum of 4 years Leadership of pipeline acquisition is required.

Project Specific Knowledge:
-Knowledge of county courthouse record keeping methods throughout the company system with ability to complete accurate title searches for determining oil, gas, coal, mineral, surface and sub-surface rights
-Strong working knowledge of pipeline construction practices with minimal comprehension of current environmental and archaeological regulations and practices and governmental regulations
-Knowledge of varying state and local laws concerning royalty ownership, laws of descent, storage rights and property rights

Land Agent Knowledge, Skills & Abilities:
-Ability to interpret maps, plats, blueprints, plans and surveys
-Ability to perform calculations and land valuations
-Ability to develop and maintain effective relationship with internal stakeholders, e.g. media, legal, engineering, government affairs, environmental
-Bargaining and negotiation experience

General Knowledge skills & Abilities:
-Demonstrated ability to manage multiple projects
-Ability to identify solutions to resolve conflicts
-Strong communication skills - ability to communicate effectively; speak persuasively and listen completely
-Experience preparing reports, letters, memos and to maintain documentation
-Demonstrated ability to plan and organize and work independently
-Proficient in Microsoft applications (i.e. MS Word, Outlook, Excel and Power Point)

-Four-year college degree in related field
-Knowledge of agriculture and forestry practices

Some travel and overtime will be required.
